I love North Park Hill and I live here. Not worried about the crime rates at all and have never had any issue. There is a strong sense of community in Park Hill and though all the houses get bigger and more grand as you move south toward the parkways, there is a lot of diversity in the architecture. When you talk about the houses looking the same, I don't see this as an issue because the area is so hot and it's not like suburban tract homes.

Lincoln Park and NE Park Hill are two very different neighborhoods. Overall, Lincoln Park is going to have more appeal since it is accessible via light rail and located very close to downtown. However, Lincoln Park will probably give you less house for your money and many of the homes were built around 100 years ago, which could lead to bigger maintenance issues. NE Park Hill has been improving, but it is further away from downtown and shopping, which means demand will be a bit slower. The homes have appeal, but there is an excessive supply of blonde brick ranch houses, which is why it feels a bit cookie cutter. The area between Monaco and Quebec seems to be coming along nicely with the addition of Station 26 Brewery and its proximity to Stapleton.
