Hello Marissa - I know of no such grants in North Tonawanda and just checked recently for another first time buyer I'm working with. There is $2000 First Time Buyer grant available from NYSAR. I also know of lenders that will contribute a small amount towards your closing costs. I'd be happy to help you become a first time buyer if you don't already have an agent - contact me at email@example.com or call/text 716.525.3141. I've helped may first timers realize their dream!... more
STAY AWAY from this area. It is older homes on the decline. Maybe 20 years ago the area was OK but now crime and bad economics are moving into that area of town. Still safe place to live, but increasing thefts and vandalism from rentals on nearby streets. House valu will decline. Avoid buying in this area.... more
more "upscale area" of town. NICE area. main drawback is the street is way too busy. there is high school , junior high school and good elementary schools nearby. However, traffic from these schools is a big nuisance. thumbs up for this area! your house will be surrounded by nice homes and wont lose value. grocery stores, plaza and hardware stores nearby are a plus!!!... more
this is an older section of town with older, larger homes. it is mainly middle class to lower middle class. there is a "cleaned up" former public housing complex not far away. the elementary school nearest is one of the city's poorest quality. I consider this not a bad area of town to live but dont pay a lot for a home in this area as it is declined.... more
The local police department can better answer your question, consider a call/visit; real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods...... more
Both of you will need a minimum score of 640 in most cases and most realtors will not show you a home unless you have been prequalified otherwise it might be time unproductively spent for all parties. You may be able to be qualified conventionally with scores below 640 but you must be strong in other areas such as low debt-to-income ratios, high liquid assets, etc.
Please call my office to begin the prequalification process and where you believe your fiance's score lies.

You can still experience the world and find suitable housing. As a first time home buyer you are eligible for grants not only with some of the financing programs banks offer, but most communities have their own grants for first time buyers. The first step is allowing a lender to pre-approve you to establish your buying power. From there then you can properly plan your purchase.
