The best approach is to give them all the great things about the rental. Features: Utilities, parking yard deck, walking distance to amenities, etc. Be friendly and smile a lot. ask if they have any questions and if they have any concerns address them quickly and move on to other features of the rental. Be sure to show the applicant everything ... Laundry room, Deck yard etc.
