It is important to understand that days on the market as reported by the Multiple Listing Service includes the 60 to 90 days that is usually takes to close on a property once a contract of sale has been signed. There are some houses that sell quickly, even in this buyer's market, because they are priced correctly and therefore perceived as good value by buyers. However, in general it is taking longer now to achieve a contract of sale than a few years ago and inventory is continuing to build. If you look up companies in any given area, and research the agents within that company either through agent look-up or their individual websites, many times you will see noted their recent sales within the community. That should give you an idea of their expertise in any particular town. However, some agents do not list recent sales. I do not know whether you are seeking a listing agent or an agent who knows the area in order to purchase, but regardless of which, I would suggest you go to area companies and seek advice. It is also okay to ask any agent how many homes they have listed/sold in any given town.... more
search www.propertyshark.com 5 free records a day for prior sale history; Trulia also has some prior sales history records. If you don't know the address exactly, guess, & the search will provide a list, cross check on Google Maps for one that's near yours. Build up a database etc.... more
