I'm from your same area and would say it depends if you want to sell your home? Market value are very close to 07 pricing in our area right now and lending is very tight! Prices are very high in New Oxford right now and their Taxes are great, it's one of the easiest places for people to buy still and sellers get good prices and sell fast, unlike Spring Grove who's Taxes are just crazy! Low inventory and low taxes and prices up in the area, I'd say it's a great time to sell, not so much to buy. PMI or 20% + closing Strict lending and souring prices along with Taxes and very slow job growth in this area, If you wait you may want to ask how long the Market in the area will stay like this and if it keeps getting better for sellers who is left to buy?

If not we have several communities going up around the yortk and adams county area. We have one area called chapel ridge that is a hanover address but New Oxford schools. Its right in between both towns but theres no hassle of in town traffic and noise.
