I have found that when listing a home within sight of a cemetery there are many people who won't consider looking at the house. In some cases it's cultural, in other cases it's superstition. I grew up near the Needham cemetery and spent time there with my friends. I always felt it was a very peaceful place. I always tell potential buyers that they have the quietest neighbors in town!
Does it affect the value? The fewer people who look at a home shrinks the buyer pool which could be construed as affecting the re-sale value. But priced right, every home will sell.... more
Keep in mind that opinions are often subjective--if noise is a concern, do re-visit the area more than once and listen, look at the train schedule/frequency, possibly chat with locals, etc., then make a determination, will your comfort level be reached.... more
