Yes, there are standard closing costs like a traditional resale. In Davidson County, seller *usually* pays title, but it's often the buyer who pays it in new construction. What does your contract say? Sometimes builders will offer closing cost incentives.

It depends on a variety of factors, such as your credit history prior to the short sale and the reason for the short sale itself. If you were in default on the old mortgage loan, then the time frame is 3 years. However, your reason could be an exception to this. Hi Shannon, When the seller had the pest inspection done initially, the pest company doing the work would issue a "Clearance certificate" along with an invoice showing that the work was in fact done and all issues resolved. This normally would suffice.
Purchasing a home is a very important part of anyone's port folio holding and if you are asking this question you obviously still have concerns. That said, If I were you, I would order another inspection (A company you personally locate, not simply a referral from your agent, not that i'm suggesting you should not trust your agents recommendation, I'm simply saying that an independent inspection from a third part you personally contacted shall grant you the peace of mind you need and deserve. I always try to get my clients to choose their own company to inspect the property since there is no conflict of interest and never any ambiguity. I am sure your agent is honest and good at what he/she does but when you make that kind of investment a $75 inspection fee is way worth the it. Just my 2 cents. Good luck.... more
Franklin is fantastic!! We recently purchased an equestrian property out here in Franklin....it took 6 months to find the perfect property as it is quite competitive. Most schools in Williamson county are ranked of the best in the nation. Without knowing your price point and space requirement it's difficult to be more specific. There are other local areas such as Thompson station, Spring Hill, or college grove where you may get a better bang for your buck with space and good schools. I would not go any further south. As a parent myself i fully understand the need for a good education, but in order to get a good deal in Franklin you will need to be creative and not simply see what is currently for sale. Whatever you do don't put too much stock in Zillow's "Zestimate" or Trulia values. They use public data algorithms that do not factor in interior upgrades or quality. This value is primarily based on price per square foot of recent sales. As you know Belle Meade varies greatly from location to location.
Your best bet would be to do your own CMA from the MLS and then personally inspect the comparable properties for value adjustments. This should get you to a very close estimation of value.
