You don't have to get that designation....It is up to a potential buyer's lender to do that. I wouldn't worry about the condition of your current property until you visit with a an agent. No. The seller never has to agree to an offer, even if it meets the advertised price. This often happens with short sales, where the home is advertised at a price point that will get a buyer to make an offer, then after the seller accepts the offer, it goes to lien holder for their review and approvsl.
