If you are getting a loan your lender would be the one to ask about closing costs. They will aslo have a representative present at closing to make sure the documents they need are signed properly. The seller should be responsible for providing title insurance. If you are not represented by a Realtor I would recommend you hire an attorney.... more
IF you know what you're getting into, you can make some good cash flow happen. To know what you are getting into, you should have already experienced what can happen to you, or, you should already know someone that has informed you. For the right person, it can work. BUT, if you're a newbie, you can be taken to the cleaners! Use extreme caution.

There are many great areas to raise a family. Is you are contemplating purchasing a home, I would strongly suggest you get moving. I am working with several buyers right now and we are seeing activity like we had back in 2004-05.
I send available homes to my buyers as they come on the market. They view them and send me the MLS numbers to set up the showings. In 24 hours, out of 8 homes, 7 received offers. Same story with all my buyers in a variety of price ranges.

First way to reduce worries is to know that both your agent and the listing agent are knowledgeable and experienced with short sales. There are so many issues to be aware of that they couldn't all be addressed here, but by having someone with a proven track record working with the bank, you will have a much better chance of success.... more
Depends on what you want your QR to do? Provide data, URL, your contact info, SMS?
Provide information? I use Kaywa or QRCodePlatform (free) Easy to port to print media.
Lead Capture? Goo.gl or Goomzee or QRCodePlatform Pro.
Under no circumstances do you want to use a QR that is branded with anything other than YOUR data.
Can I attribute any money to the over 12 month deployment of QR....no.
Does indirect data suggest QR has made a difference on some element of business. Yes.

Linda, if you're in a larger office I bet there some younger agents who would be willing to work on a part time or as needed basis to do the less stimulating work like doing listings and making the endless photocopies we all need to make to sell homes.

I usually tell my clients that any price that you are willing to pay on a foreclosure is a good starting point. I will say that I am not aware of the market condition in Milwaukee, but if you are willing to pay it, they may be willing to take it.

Fox Point is a nice suburb in close proximity to Downtown Milwaukee (approximately 10-12 mins by car).
Most of the homes are from the 1960's era. Many have been updated while some have not. The lots are generally fairly large as compared to neighboring Whitefish Bay and have very mature trees. The public schools are good from Kindergarten all the way through Nicolet High School.
There is not much shopping directly in Fox Point but it is very close to Bayshore in Glendale. Taxes are high as they are in all the Milwaukee county suburbs.
In general, it is a very nice place to live that is quite convenient to many of the nicer things in Milwaukee county.

What price range are you looking at? Milwaukee offers a lot for everyone. The best way to find the right area you want to live in is to drive around. That way you can see what you want in an area. I work with a lot of out of town buyers and we send the time checking out what different areas have to offer. Each one has a different need. We talk with the neighbors when they are out so they can tell me about the area. So the buyer can make their own call on if it is want they are looking for.... more
Your first decision is whether or not you'd like to try and sell it yourself vs. hiring a REALTOR to handle the sale and marketing for you. I would base this decision on a number of factors first and foremost being the amount of time you have to dedicate to handling the sale vs. hiring it handled.
Once you've gotten some clarity on this you'll need to determine your asking price. This is a very important step. Overpricing the property will harm the sale short term, and quite often, weaken your opportunity for getting the most equity out of the sale. Underpricing may cause a fast sale but will also affect the equity you may have in the property.
You can contact a local real estate expert who handles sales in your area or condo complex and ask them for advice on this. Many will do this free of charge with the hope that you'll at least consider them to handle the sale should you choose to list the property.
