In situations like these, there is obviously no sure answer. If all of the repairs are made, and the home is looking clean and updated, then you could potentially make that $170 that you mentioned, or maybe more. I think it depends on how much you have to put into the house right now. If you could make all of the repairs for $20k, it sounds like it would be worth if, from a finance point-of-view. Siding can really help with the curb appeal.

I would probably talk to the professional and get their opinion on the issue. There may be a problem with your siding, but it is probably up to the professionals to officially decide. If the problem isn't too big, then it might not need to replaced yet and you can work your way up to getting that done. We recently inspected a home for a buyer who was considering making an offer... It wasn't clear at the time she didn't have an "accepted offer" on the table. We inspected Friday late afternoon... the buyer did not attend (several thousand miles away)... Another Offer came in over the weekend and accepted Monday morning before our client had received her report and before testing results we back from the lab. Long story short, her money on inspection and testing was wasted because someone else purchased the house from underneath her. While we strive to get a report back to our clients quickly, the timing and severe condition of the property prevented a quick turn-over. I think that it is important to get a basement excavated before buying. Then you can be sure of the shape that it is in. I agree that it is also a good idea for you to have done before you try to sell. People like to buy houses were they don't have to worry about those kinds of things. Be mindful that assessed value is the value determined by the local tax assessor for the purpose of your yearly tax amount; market value can and should be defined as the price at which both buyers and sellers are willing to enter into a contractual relationship. Therefore before review a market analysis with your agent before declining any offers.... more

Mold isn't nearly the bugaboo it is made out to be. What kind of mold? Are you allergic to mold? How much mold? There is mold in the air you breathe whether you are inside or out. Mold is everywhere. It's a matter of what type of mold and how much. The EPA even advises home owners to remediate mold themselves if the infestation is relatively small, with a mold and mildew remover purchased at the grocery store or the hardware store. I would suggest you and your landlord answer these questions and then discuss possible solutions, it's probably nothing to cause a panic. I recently had a client who was able to remediate a home that had certified black mold, the kind that makes everyone very very sick, that was at least an inch thick in the basement of the home, for around $7500.
