If it is a multi-family, it would need to be recorded at the registry as having multiple units and it would be taxed on that as well. It could be that you just need to go Lowe's or Home Depot, grab some address numbers and put them on the front of the apartment entrance.... more
Hi kiechanner and best of luck on the new home search. Very exciting times in your household I am sure.
In order to best answer your questions, what is your budget range and what years in school are your children? Do you see this being a permanent home where your kids will attend all K-12 grades, or only a portion?
Within close proximity of Boston and cities / towns similar to Milton, I would recommend checking out Westwood, Sharon, Canton, Needham, Stoughton, Norton, Norwell, Hingham and Scituate are all towns that strike me as similar to Milton, strong schools systems and may offer some inventory at your price range.
Feel free to give me a shout as I am happy to refine some search options for your specific needs.... more
The Market in Milton and in Boston as whole is up. The shortage in desirable inventory is making it an aggressive market for Buyers. Many multiple offers and cash buyers are scooping up properties soon after entering the market.... more
Since your aunt is a broker, will be representing you, knows the specifics of your financial situation, and is familiar with the properties you are considering to buy - you should really email your questions to her. I'm thinking she may have suggested the two companies that are offering loans too. No doubt she'll have an opinion.... more
She's speaking about Pope's Pond in Mlton. Aimee, I live there right on conservation land w/Pope's Pond behind my home. It was very quite and filled w/delightful animals. Professionals graced my street, which was Pope Hill Rd, Milton. And many have move in the neighborhood over the past three years w/doing nothing but improvements to homes which of course improves the neighborhood.... more
I just found a buyer for a home on Vose Hill Rd. It's a beautiful neighborhood. I always take my clients on a tour of Milton- it's best to explore all the options in your price range. Once you know what's most important to you (proximity to the T or highway, walking to get a coffee or a quiet little traveled road) you can narrow down your selections and find the home that's right for you.
Milton is a great town filled with wonderful neighborhoods!... more
The rate is 4.56 per $1000 in sales price. So if the property were to sell for $100,000. The amount would be $456.
The stamps tax is due at the time of the closed sales transaction to the state (payable at the registry - in the case of a Milton Mass sale it would be the Norfolk Registry).
The stamps tax is based upon the gross sales price. This means that if the seller pays some closing costs for the buyer in the form of a credit which reduces the sales price, the seller pays on the above the line figure.... more
Milton is a nice place to live, a lots of families with children, very quiet area, best shool, every thing is near by, I love liiving here, we don't have children but we enjoy the neiborhood, is very clean, is a mix neighborhood, still Massachusetts is one of the best places to raise a family.... more
here's what you should do in my opinion. go to Ziprealty.com. Look at the properties that are coming up for foreclosure soon. Contact the owners of those properties with the postcards you can get through Ziprealty.com. If you get lucky, you may find someone willing to lease with option. it's certainly better than ruining their credit with a foreclosure for most people. And worst case scenario, if you are not a good person and you default on the current owners and don't pay them, they just end up where they started and would have been foreclosed on anyway. so they delay a foreclosure at the very least. at best, they sell you the house in 5 years and don't have to get a foreclosure at all.
That's my suggestion.... more
As you've heard from multiple sources here... in general you cannot. I'd like to point out that it's one of the characteristics that make Milton a great place to live. Great proximity to the city but a distinct neighborhood feel.
That being said, a resourceful homeowner can enjoy all the benefits of living in our town, voted top 10 in the country while having access to Quincy Marinas, or rent a garage or space in Quincy, Dedham etc. Get the home and neighborhood you want with easy access to the toys!
If you are looking for more information about a specific area, I've owned my own small brokerage ( Milton Homes, Inc ) and our new site is focused primarily on Milton and offers hard to find Milton information like every home sold, sales statistics, foreclosure or REO properties and more. It can be found at www.SuccessInMass.com and offers direct access to every home for sale in Milton.... more
C.I.: I'll handle the 2nd questions first. Cunningham park area is one of the most desirable in Milton. It's proximity to the park, schools, E Milton Sq, Shopping etc make it a very stable neighborhood and one that has done better than other parts of Milton and other towns.
There are few condos and very few duplexes in Milton. Many of the condos are Adult Community or Luxury. If you are asking because you may want to flip.... the ones that have done the worst are the 2/3 fam conversions as several projects have failed and come on as distressed properties.
If you are interested in more information, please feel free to contact me... I've been a local resident for 30+ yr owned my own Milton Focused brokerage, have my construction and builder licenses and am familiar with all the areas of Milton, as well as the benefits and pitfalls of flipping / investing / purchasing in the area.
My website may be a good resource. It has direct MLS access, hard to find statistics such as all sold properties, list vs ask etc.. and updated lists of all REO/Foreclosure and short sale properties.

A local Realtor or agent can offer a list of Foreclosure ( aka REO ) or Short Sale properties. You may also now setup a search that specifically includes or specifically excludes these properties.
Both come with important advantages and challenges. You should contact an agent familiar with these transactions in the town or areas you are searching.
If you are searching in the South Shore area... our site offers a list of current foreclosures as well as instant and full MLS Access. It also offers hard to find information such as all sold listings and statistics such as days on market, list vs sold prices and more.
Best of luck in your search!
