Gold Key Lake is a great community. It is located within 10 minutes of the town of Milford. There are lots of amenities, a beautiful 120 acre lake, club house, tennis courts, basketball courts, baseball field. The dues include sanitation. This is a non - gated community and they do have security that patrol the development and enforce driving regulations.
It is a solid functioning community, great for kids and in a good school district.... more

I bought and moved into Gold Key Estates in March 2013. It's one of the better "private communities" in the area, well-kept with low crime and surrounded by parkland (in which live a couple of black bears, harmless except to garbage cans). Multiple lakes in community; largest is Gold Key. Residents and guests are offered a set-apart and life-guarded swimming area, and can borrow at no cost community rowboats. Bring your own electric outboard motor (no gas-powered motors allowed on any lake) if you don't want to row toward fishing and peaceful sight-seeing. Frequent community activities include monthly big-screen movie nights and frequent bus trips (mostly to Mt. Airy casino). Very close are a volunteer fire company (insurance savings) and a county library branch. I think HOA annual dues are a bit high considering services offered; lots of picky little rules enforced by officious security force and office staff. (But I have no basis for comparison with other communities.)... more
I just checked the NJTransit train schedule....they have quite a few leaving in the early morning until early afternoon...then nothing until the evening.
The commute can be a challenge. Depending on where your husband works in NYC it may make more sense to drive to a station closer to NYC and take the train in from there. The Middletown NY station seems to have fewer trains but more spread out throughout the day.

Sold "As Is" generally means that the house is sold with all existing defects whether they are know or not. Anyone looking at a house being sold "as is" should realize that there are going to be problems/defects/repairs; obviously the house is in less than perfect condition.
The mortgage lender may require the house to be in a certain condition.
If you rent it out, you are required by law to provide certain basic necessities that make the dwelling livable; I believe one of those is a functioning toilet.
But to sell a house without functioning anything is acceptable as long as all known defects are disclosed.... more
Seasonal rentals are few and far in between in our area. The major exception would be in the Masthope area, where some owners will rent out their homes during the ski season, being close to Big Bear Ski Area.
