Inventory is down all over right now. To answer your question about Ore Lake though, it is a smaller lake by about 100 acres but it's a deeper lake in most areas than Woodland. To get a personal opinion though I would asked some of the residents for their opinion. Have a Great Day!

If you are interested in the Newaygo MI area there are some options. Cable is available in a lot of areas. It's pretty address specific in a lot of spots. DSL is available as well. Again it's very address specific. There are a couple of wireless options if you line up with the antennas placed indifferent areas. Finally there are the services offered by the cell phone companies. Verizon tends have the most coverage. This is something the Realtor you work with can help you with. A local Realtor will be able to find out what coverage is available where.

If you want to live in a cool neighbor hood where you can walk/bike. think the old west side! its close to down town and is mostly inhabited by locals and less so by students. there is old neighborhood charm, lots of parks, some local businesses off the beaten path, and even an old house (a speakeasy at one point) that has been converted into a jazz club/ soul food resteraunt!

Yes, in some areas FEMA has revised flood plain maps because of new data. These revisions may require properties to have Flood insurance when it was not required before.

I was throught the area last summer. General area is mostly forested but there are some open pit limestone mines viewable from US 23. In the area of Hoeft State Park there is a paved bike trail for more than a mile.

Bonnie, it is a tough market out there. With so few showings, there are 2 concerns, first being is it overpriced which it sounds like you are open to information in that area and advertising. Just because its in the MLS doesn't always sell it. Also, you mention all major websites which is great too BUT, what does the listing look like? Are the at least 10 GREAT photos? Is there a virtual tour? Is there a wonderful write up describing your home and the neighborhood/area shopping/school system? If its out there but not well done, it's not really out there. I would suggest getting rid of the flat fee company, hiring a full time realtor that is ready to work for you, check out their other listings, their pictures and their virtual tours. 87% of today's home buyers start looking online and if it looks bad there, they are not coming to view in person!
