At the moment there are only two 3/2's in this area in your price range.
One is listed for $950, the other for $1,000 per month. Looks more
like you could be paying around $1,100 or $1,200 come March.

Unfortunely since I manage individually owned houses and condos there is no way of knowing what will be available unitl you are within 30 days. You can get an idea of prices but the rental market is rapidly changing and rentals are in very high demand. Earnest money is the check you write when you make an offer to purchase property, to show your are "earnest" in your offer. It is held in escrow, until the terms of the contract have been met.

Once you find a home a traditional sale can take 30-45 days before it closes. In this market we have more bank owned and short sales than traditional ones. I had asked the same question and realtors cannot tell you due to fair housing regulations. Go to homefacts.com. Awesome site for any city in America!! It also gives you the run down on demographics, political and religious influences, hospitals, schools, colleges, polution, temps, etc.... and criminal offenders living in the area. Not only the basic crime stats, but pics and addresses of offenders in that neighborhood!! I am not a realtor anymore, so I can say this. Unfortunately, there are countless websites and tax authorities who generate numbers and attach to them labels such as Just Market Value, Market Value, True Value, of of the the all them jokerster..."Zestimate!"
I've listed and sold homes where the buyer needed to bring a pile of cash to the table even though the appraisal and comps could not support the selling price. Why? A willing buyer and willing seller establish the value, the number only create a environment in which to have a conversation.
I have found the perfect house in the perfect location, with the perfect neighbors and the perfect school where all the citizens are better looking and the kids above average will command an above list price purchase.
Your real estate professional can advise you regarding the 'typical' discount. However, each situation is different. A non-motivated seller holding the 'perfect' asset may kick your offer to the curb knowing the 'perfect' buyer exists. The data I have regarding these 'special' homes show the patient seller WILL sell for 20% MORE than the community comps. This buyer may not be you. If you offer is kicked,.simply submit a new offer if that happens, but that will create a greater adversarial situation.
Now, a good question to obtain the answer to is "What is the current owner wanting to accomplish?" The answer may not be as simple as 'Sell the house.'
By all means, it is important to start the conversation. Make and offer and work towards achieving the goals of the buyer and seller. Cooperation gets better results.... more

I don't think that math is realistic. We have several condos in MetroWest that we have helped our investors purchase and now manage for them... you can pick up a 2/2 with a tenant in place for about $69K but that will only get you about $850 a month in rent. The real upside on these deals is when you sell them in 3-5 years for hopefully a lot more than you paid.... more
