I walk in Afghanistan and when home entered into a contract to buy house in USA. Meet with mortgage company. I will be able to do VA loan. I'm in a contractor and get to file tax exempt on so only so much money is taxable. My w-2 states full dollar amount I made. I work for a USA based company. File USA taxes.The mortgage company is not understanding my income because of filing IRS form 2555.. I'm a USA citizen I make $ 117,000. They say I can only get a loan for the amount of money after the tax exempt about ? Just not understand how its not based on the total amount of money I make. Thanks for any help... more
Yes, you can. I have found others a home in similar situations. Many rentals are individually owned. If you can explain your situation, your story, provide proof of income, steady employment, recent bank statements, pay stubs, if you have good references other than eviction, can show you now currently pay your bills on time... you have a good case to present to an owner. It also helps if you are able to voluntarily offer more deposit funds. There are owners that will give you a chance.... more

If you don't have one you need one for many reasons... not just to run the rental comps for you, but there are things you need to know.. find out the data on the average days on the market it will take a furnished unit to rent vs. unfurnished, research the property for possible liens, issues etc, someone to run the background checks for the tenants, someone with E&O insurance who is licensed & bonded like a Realtor who will protect your interests. It's great you want to invest in Real Estate, just do it with a Realtor, protect yourself and make sure you know all the facts & data before jumping in.... more
6/29- I just ran the comps for "Papago Manor" in Tempe, AZ and I found since January and the "Average" sale price is $135 per square foot (SF) with an "Average" of 59 days on the market. There is only 1 Active listing on the market in there right now on 432 E Taylor @ $283,999, its 1756 SF and $161 SF. There are 2 smaller units in "Pending" status at $160 and $170 SF. This indicates a trend upwards in your subdivision. There is a supply & demand issue in Tempe right now, kids are going back to ASU in August and sales are good right now. The inventory is low in your area creating a demand. This price point is also affordable and there are great mortgage programs out there. With interest rates rising its a good time to buy and many are taking advantage of that before rates increase. It is also a good time to sell since the overall range of sales in "Papago Manor" is $102-175 SF, with active & pending listings in the higher end of this range. I was wondering the same thing, as I live in NJ but I am purchasing a second home in Carmel, California. I cashed in stocks last April and I am purchasing the home with cash (no financing). My wealth management advisor told me that as far as tax write-off, I am able to purchase my home under my company LLC only because I am paying cash for it. I have yet to see a house that was cheap enough or special enough to justify the risk involved with buying a foreclosure. There are a ton of dumpy homes on the market that you can buy directly from the seller, not a bank. Buy one of those instead.
