Lili - I live and work in Kingsland on Lake LBJ and I have seen no such increase in prices. As a matter of fact, weekly I receive numerous email flyers "reduced" regarding Lake LBJ homes. What source indicated a 70% price increase? I'd like to study that to compare to what I know is accurate in my community. There are several golf courses in the area, both private and public. All have homes on or surrounding the courses. Horseshoe Bay (8 miles from Marble Falls) has some very well known courses that feature some signature holes.
Within a 15 mile radius of Marble Falls there are four 18 hole public courses and one 9 hole course.

I've wondered this myself, having tried to research homes to list a house in Marble Falls. Dawn L.'s answer would make sense except that every other city in Texas has a nice list of "sold" homes on Trulia. I've been looking in the Dallas, Houston, and Lubbock areas as well, and they show lots of "sold" activity.

If you have a mortgage loan on this property, you need to contact your lender. If you own this property out-right, you contact the county. Lakeway/Bee Caves is about 35 minutes away on Hwy 71 and Cedar Park is about 45 to 50 minutes to the east on FM 1431. Both areas are getting new businesses and homes are being purchased possibly resulting in job openings depending upon type of employment being sought.... more

I've worked pre-foreclosures and foreclosures. In this market in my opinion anything less than an REO is uncivilized. (too easy to make a killer deal)
Will, Do you plan to put up the property and you are looking for some one to do the developement of the property as in the roads, utilities and so forth or are you looking for the builder, or the bucks. sometimes you have to put two, three or four togeather for this. How large is the property? Is it near a the lake? Do you plan a bedroom community? Do you plan a high resort or low resort? I do have some contacts but this is not the best time to sell paper.
Any buyer's representation agreement should have what the broker's obligations to you are. I can't imagine one without it. There is a standard Texas Association of Realtors Buyers Represenation Agreement and it does spell out what the broker's obligations are. Should be something like:
1. Use best efforts to help you find a suitable property in the market area.
2. Assist client in negotiations to aquire the property.
I agree with you that any contract you sign should be explained to your satisfaction and typically will obligate both parties to contribute to the outcome. Usually there is some give and take in most contracts. You do this and I'll do that. I'll do this for you and in return you'll pay me X.
