You say that you "need to sell". The reason behind the need to sell (purchased another home, heading to foreclosure, etc.) should probably determine which agent you choose. If the home is heading to foreclosure and this is an attempted short sale, your best bet would be to select an agent who is familiar with the short sale process.
Proximity to the home should also be a consideration. You will also want an agent who is familiar with the City of Maple Heights Point of Sale process and requirements.

Hi. We just moved from Maple Hts. We loved our house, haven't tried to sell it yet! We enjoyed our neighborhood (on the west side like Granger Road) and liked being close to just about everything (20 minutes to downtown Cleveland, 35 minutes to Akron, 15-20 minutes from Cleveland Hopkins Airport, close to public transportation, close to malls, etc.). We lived in a 3 bedroom home and we have 3 girls and a boy. Not nearly enough room. I would say that with the newer buildings, a new mayor, a great school board, and a very supportive community, it is a good place to think about moving as a young family. The new pool is great and a good draw. Community supports schools, government, and businesses.... more
It seems anti-America to permit the type of things that limit homeowners and buyers from having to incur such a burdensome system of inequity. However, local, home rules pervails. Make sure if buying in cities with "point of sales" similarly to Maple Heights, make sure you have funds to cover repairs and ro leave comparable funds in escrow.
Funds are not dispensed until all of the violations are inspected and approved which may pose a real hardship on buyers and owners with limited funds.
Do not expect to receive your escrow deposit unitl the work is completed. That is just the way it is!... more
