Go to the LA Department of Building and Safety to investigate if the City will allow the addition and if will issue a permit for it and what the restrictions are. Then you interview a few reputable licensed contractors and ask them to bid on your project. They usually work with architects and engineers who do the design for you and can include it in their bids and also will pull the necessary permits for you. However you can hire an architect and pull permit yourself once you have the approved plans but if you don't have any experience and never done this before, it is better to let the contractors deal with it. But make sure the contractor you hire is licensed and ask for references and interview their previous clients before you sign a contract.

I am willing to bet someone in ANY part of the country has, at one time or another, had a negative experience with a contractor. Sometime minor, sometimes catastrophic. Unfortunately, too many homeowners do not do enough research to ensure they are really hiring the most competent contractor. Or, they hire their neighbors "son, brother, cousin" with out doing any due diligence and/or they simply hire the contractor with the lowest bid.
All of these examples are a sure fire way to prompt the question you have posed. I have written blogs on this (having worked in renovation financing, remodeling business and acting as my own General Contractor as number of times, I do have a few tricks) and have a couple suggestions:
1). Get multiple referrals from past and current customers.
2). Find customers the contractor does not give you the names and addresses
3). Visit a work site/project in process. Is it orderly? Are the homeowners happy to the overall experience.
4). Check out Angie's List
5). Check licenses, insurance, liens, etc.
There are great contractors in all fields...and there are some not so great. Doing your due diligence will help avoid frustration.

I would caution you to deal with a reputable individual when looking for a rental. In these times, it might be easy to fall victim to people with bad intentions. That being said, i have never personally heard of house hunters, but I have heard of Realtors.... more
I will let a local expert let you know the local particulars, but just wanted to add a note to consider making changes that can easily be undone if needed. If you want to sell the home down the road, many may skip a home withut a functional garage.
It depends on the bank & your situation. Trust me, they're not handing out $20K to the majority of short sellers. Chase Bank sometimes offers this & if they do it's a variety of factors which can also include forced company relocation of the borrower.

The 90274 area code covers Palos Verdes Estates, Rolling Hills Estates and Rolling Hills. This is a very prestigious area with excellent schools, police and fire department. The main attraction in the 90274 area code is the safety, cleanliness and fresh air. Palos Verdes Estates is on the West side near the coast. Rolling Hills Estates is more inland and many of the homes are horse properties. Rolling Hills sits behind gates and is in the East area of the Hill.
My first concern for all my clients is safety. Safety to live in your home, safety to have your children and pets outside on your property and safety to have children walk to school and events. The 90274 area has a beautiful shopping center which features not only shops but also restaurants and services. It is a pleasure to stroll the shopping center where you meet many of your neighbors.

There probably are not as many as there once was since things have changed in Real Estate. Two of the condo's I sold were in REO status but this was several years ago. Loan denials are usually something complex, such as HOA default or the condition of the property itself.
Some common Loan Denial Reasons are:
Properties are being overpriced and appraisals coming in much lower
Not following condominium guidelines(Are there more than 15% of the tenants delinquent with their HOA dues? If so then Fannie, Freddie and FHA for example will not lend in this complex.)... more
Exactly, it all depends on the scope of work, if wall, plumbing, and electicity etc. need to be significantly changed and you fondness for finer things.
The kitchen remodel would be considerably more than a bathroom simply because of the amount of cabinets, larger size, and appliances. The previous post is on the mark for a price range of between $5,000 and $50,000.
You can save yourself a lot of money by pulling the permits for the work yourself and having an experienced tradesman do the work for you on the side.

A pre-approval is when a lender or broker reviews your financials and other documents and they are willing to loan you a set amount of money for your purchase of a home. Then they will rite a letter on your behalf that they will send out to your realtor who will have on hand to show the listing agent/sellers of the home you choose to make an offer on. This will show the sellers you are a "solid" buyer and have taken the responsible steps to attain financing and are ready to move forward. Best of luck, I hope this helps!
It would be a good idea for you to begin repairing your credit. You need to bump up your score and do it quickly. There are lots of companies out there that do this, but a good attorney friend of mine used Lexington Law with great success, over 100 point increase in less than 6 months.
