Simply put....Hemlock Farms Taxes and fees are no higher than any other secure, amenity filled community in the Poconos. We had a home in Big Bass Lake before this and our friends have a home in The Hideout and the fees are almost the same.... more
Its convenient and well maintained but the maintenance is double that of other communities and that does not include the water. Hemlock Farms, I've learned has their own water supply for their community and that's just over 1,000./year added onto the maintenance. So plan on about 300./month above your mortgage and taxes/insurance. It is lovely there though. For a full time home I wouldn't mind the extra expense but I was looking as a getaway spot.... more
We still have 100% financing options available for those counties. All qualify for the USDA loan program. Right now, though, as a result of the government shut down, as well as the great demand for this product, the USDA is backlogged (in NJ, and likely PA too) to September "packages". These loans have already cleared through the mortgage company's underwriting, and are stacked at the USDA offices awaiting review and hoped for approval.
If you contact me and I'll refer you to several good loan originators. Chose the one with whom you feel most comfortable. Compare fees. They will determine if you qualify and guide you through the process.
I'm happy to help you with your real estate selection too -- you are covering quite a large target area with the counties you've listed. Perhaps I can help you determine which area best suits your needs. That might make the best starting point.

To start off, make sure you have a rental that is in a location that people are going to rent. If it is in a less desirable vacation area, you may want to consider renting out your home monthly rather then weekly or on the weekend. On the other hand, if your rental is in a desirable location you will make more money by renting it by the night. If you are looking for a rental to buy for the sole purpose of a vacation rental business, consider places around beaches or mountains where people vacation often. To have niche over other rentals make your rental different then the other stand rentals. Try to sleep more or have a pool. One of the hardest things to beat while looking for a rental to rent out nightly is the number it sleeps. Many people are looking for places that sleep more then 12+ people. These groups are scrap bookers and church groups. This also allows you to raise your price while at the same time not scaring away potential customers. These groups of people need to rent out enough vacation homes for X amount of people. The more of those people you can rent out to the more money you will make. In addition, if you are going to rent out to this many people make sure your cabin has the right facilities to house that amount of people. Make sure you have the correct number of bathrooms and beds for the people.
Right now is the time for buyers to buy.We just sold a nice home in Hemlock to buyer at a very low price... more
