are you sure you had the right day? That's what open houses are all about. Buyers can come and if they aren't working with an agent, the one holding the open house will be happy to work with them. If you have the phone number of the listing agent, give them a call and find out what went wrong.
Better yet, find an agent that you are comfortable with and stick with that person. You can still go to open houses, just let the agent know that you are working with someone.... more
No, not at all. Appraisers provide an independent opinion of value based on recent sales of similar homes in the same geographic area. They apply a formula to increase or decrease their opinion of value based on the home's features, age, condition, location and so on. But they base their opinion on tax records, and sometimes use the multiple listing service to learn more detailed information about the houses they use as 'comps', but never Trulia or Zillow. That's the reason it is always best, if you are trying to determine the value of your home without paying an appraiser, to contact a real estate agent or broker. We are not appraisers and do not pretend to be, but we CAN look at recent sales for you on the Multiple Listing Service and give you OUR opinion. It's not an appraisal, of course, but it does help.... more
This property is listed as a short sale at 219,000 and yes is under contract since April. One one mortgage but its for 363,000 which is a significant difference. Should not be taking this long, the agent and Attorney have a large hand in how fast it goes. But if the seller is not forthcoming with all the documents the bank needs that does not help either.... more
Any change to the terms of the purchase, which includes fees that were not discussed nor indicated on the contract as your responsibility, is a suggestion by the bank. If you were not told, and it is not included in the contract as your responsibility, then don't pay it.
