Any deal should be in writing, preferably on a contract from the Oklahoma Real Estate commission. If you read through the contract there are several time frames and specifications listed that outline when renegotiation is possible. A contract is a binding agreement. Be sure to read the fine print.... more
Rent to own is never a good idea -- especially as a buyer. It usually only benefits the seller. I assume there's a reason why you can't purchase a home with a regular mortgage? Probably credit issues? Rent to own, (or "lease option" or "owner carry") situations never work to the buyer's advantage. You'll be paying a higher rent, and who knows if you'll actually be able to buy the house down the road. Plus, most areas are experiencing a very healthy sellers market right now. Sellers are able to sell their homes for top dollar to normal buyers who qualify for a mortgage. Why would they want to sell to someone who may or may not be able to qualify for a traditional mortgage down the road? Rent to own situations were more popular when we were in a buyer's market and sellers were desperate.
Instead, I would use that extra money you were planning on putting into a rent to own situation and pay down, or pay off your debts, and get your credit scores up!
All Commissions are negotiable, but do not always look at that. What kind of services are you receiving from each Realtor? Make a decision not only on commission but who is the best fit for you.... more
I see this 5 year old question just came back to life so, JWLALA if you are still on Trulia, did you sell the property by yourself? If so did you get the price you wanted, or did you end up listing with a Realtor. I was a bit puzzled by the question about someone mailing you an offer, that would be a rather strange way to take offers. Hope the property sold, so feedback if you have any.... more
First check to see if Ft. Sill has anything available on Post; they have had a lot of new construction go up this past year between Fort Sill Blvd & Sheridan Blvd. assuming you are active duty. If nothing is available on Post or you prefer to buy or be off post look at 73507 Zip or east of Sheridan & South of Cache. Rd. We have been here 1 yr. I am retired but my wife became employed w/ civil service on Fort Sill. We found a nice older home ( early 60's) just south of Cache & east of Sheridan, 5-10 minutes to Ft Sill (very convenient). Also we are close to Sams / Walmart , Atlanta Bread, Staples, Walgreens, etc.This area is also about 10 minutes away from "downtown" Lawton where the 1 mall is located & Post Office, govt. bldgs. etc.
Check the ratings for the public elementary schools, Most have very good ratings. A new public Elementary school is being built on Fort Sill to replace 2 older elementary schools. If your husband is active duty your children may be eligible.? You will need to ck into that. Hopefully you will be able to visit Lawton before you make your June "14' move to get a better "feel" for this community.
We are not realtors or have any financial interest in what you choose to do, but if you choose to buy be sure you interview a few Realtors & get a "Buyers'" contract so that someone is actually looking out for your interest! Hopefully my advice will be helpful.... more
Oops! I forgot the lot was subdivided and renumbered. Livingston is now 2619. The eastern part of the lot retained the number 2611 (and 2615, I think) and was sold to Marshall L and Frances Grubb, later bought by Gunnar Benson.... more
