Actually, a cap rate isn't the best measure of return on single-family homes. It works better for multi-family homes.
Still, from what I've seen, really good areas around the country (and there are some in Ohio as well as Indiana) will have cap rates of about 15%-18%.

You are asking that some body (tax payers ?) to accept the loss in value for you ? wishful thinking in my opinion but the politically correct answer is: you need to contact (long list here) for mortgage modification. And after spending a big chunk of changes and time then the answer came back is still NO.... more
I'm not sure what you question is. Currently it's not uncommon for some listings to receive very few showings, but when a property doesn't get many showings your broker should be able to give you some idea why. (ie. Area, price vs similar homes, appearance or the home) Also should check where and how the home is being advertized.
Still, any good agent should follow up every week or two at a minimum even when there are no showings.... more
That's a really great idea. I've thought of that in the past. In today's society and school system, so much is dedicated to complicated math, history and science. While VERY important, very little education is given on actual life situations. Finances are HUGE. Every high school and college student should have to at least be able to understand credit ratings, mortgages, car loans and basic life financial issues.
It's funny how two of the most important aspects of our lives, parenting and finances are hardly discussed or taught. I work with young home buyers all the time that don't know the basics of the home buying/mortgage process. It's so very important!... more

Our rental market has definitely increase over the past few years to accommodate the people who lost their homes with the market decline and change in lending requirements. With the information you gave it sounds like you should not have a problem qualifying for a load to purchase a home. Of course the first thing you need to do is call a lender. I will be glad to suggest a couple lenders and of course you can check with whoever you do your banking with.

If you mean a list of homes the bank is sending to the trustee sale or county courthouse auction, then you will have a hard time getting a list. Why? Because you would need someone to compile them all from the ads in the paper or from the various banks or from the county clerks office. We Realtors can not sell them and we can not make any commission on them and they are not in our MLS system, so who will do all that work for no pay?
Once they go through the foreclosure process and auction, then the bank normally gets them back and now they are no longer called foreclosures because they have been through that process and now they are bank owned or also called REO properties. NOW, they are listed for sale in our MLS system and NOW we can show them to people and sell them and those lists are easy to get. Just ask any Realtor to give you a list of bank owned homes.... more
