Every buyer is different! Some buyers may like the look of a front courtyard better than the look of a traditional front yard, if it is done well, so that really comes down to preference. I do suggest that you make sure to look into getting any of the permits beforehand so that when the time does come to sell, you wont have any problems with city inspections in regards to the sunroom. Make sure to get a few bids if you plan on having this done as well!
It's hard to tell without seeing the space. I would not say that the triangle rule is a must but it depends. The open concept can be good as well. It is also important to determine how the kitchen would compare to other homes that it would be competing with. It might be worth spending a little money with a designer, or if you have an agent or are interview agents get their opinion.... more
