Your real estate agent probably misinformed you. Not seeing the purchase contract, or escrow instructions, it is probably spelled out for you to have paid the HOA fees - possibly saving said fees for the next person to go into escrow on the property.
Your agent SHOULD have told you of the possibility for such fees to be dinged against your deposit. Or, he or she could have instructed escrow to not make such expenditures until you were ready to remove all the contingencies. Did you pay for a home inspection? Same principle applies.
Perhaps your agent will reimburse you if you end up buying a different property from them.... more

You should ask them for references, then check those. If they are licensed real estate agents or brokers, you can check their license status at the Dept of Real Estate website :
That will tell you how long they have been licensed and whether they have had any disciplinary actions on their records.... more

You are right all HOA's have different rules. However based on my experience you're allowed to have a pet(s), within reason. You'd would have to check the specific HOA's rules to verify. Why specific tract in Laguna Niguel are looking at?

I just ran a quick CMA and came up with $377. This number is skewed because I used available properties. Everything depends on the actual location and if it has views. It should go up or down accordingly. Great view add $100 or so. A fixer with no view and an average location minus $20-30 or so. The closer to the beach, the more you will pay.... more
I haven't seen any rent with option to buy lately. Don't really know why anyone would want to do that now. You can rent a place in south Orange county under $3000 a month. the schools are pretty terific there!
Rolling Hills is a Gated community near lot's of restaurants, markets, schools and freeways. Alsio Vieo is a newer community with much less shopping and amenities. Usually the yards are smaller in Aliso Viejo as well. If the employment is in or near Irvine the commute is a little better by approx. 10 minutes from Aliso Viejo. Personally I much prefer Rolling Hills in Laguna Niguel. But I am biasd, I've lived in LN for 17 years. Good luck with your move in any case.... more
