Bottom line, whomever you choose to represent you needs to have your best interest at heart! If you feel like this is not the case, it's a cut and dry conversation that can take place. "Mr. or Mrs. Realtor, I've had my home listed for X amount of days. During this time I'm not sure that all the lines of communication were as open as I expected them to be. I didn't get regular weekly updates on my property or a marketing activity report." OR "you didn't do open houses, or as much as I would have liked to market my home" OR " While I appreciate everything you've done to market my home, and we had quite a few showings and maybe an offer, but nothing has panned out. While you may have done a great job, I feel like it may be time for a change. Someone with a fresh set of eyes who may see things differently or have some better ideas on marketing my home and getting it sold" The bottom line is you have to protect yourself and do what's right for you. Any good reputable agent will understand, and perhaps acknowledge they may have been able to do things differently, and could even be able to refer you to someone else. I would strongly recommend you let your agent know why you're choosing to work with another agent. They can't learn what they need to do differently if they don't know. There are many questions you should ask when interviewing for a new agent. If I were in your shoes, I'd take the money and run! Prices in our area are still softening, not a lot, but slightly. Ed Finch made a few great points! I too am a realtor in the Summerville area and you never know what the market will do. Looking at historical data, knowing what I know, You're have a one in a million buyer willing to pay more than the appraised value! I'd take the money and count your blessings!
Hi KK - just curious - are you working with an agent, or are you doing this on your own?
If you have an agent, then they should have explained this contingency to you - down to the last detail........if you're buying a fsbo on your own, then all of you - including the seller - need some guidance.
Speak to a real estate attorney to make sure you're protected.
