Most of the closing costs are generated form the lender and so to find out a close value you should speak to several lenders and see how many points and fees they have. Those will depend on the loan type you get and the down payment. Start with the lender and then find a good Realtor to work with. Good luck... more
According to the MLS the current owner payed $1,926.48 in 2011 at 6% which means it was a secondary residence. It would be lower in it was a primary residence because you would be taxed at 4%. I hope this helps.... more
Short sale approvals rarely take 3-6 months anymore if the listing agent and/or short sale processor is experienced and knows how to submit the paperwork properly.
It will depend on the bank, investor, age of previous approval and appraisal on file, on a variety of other components but it is definitely possible to get an approval re-issued in just a few weeks.
If the appraisal the bank has on file has expired and they order a new one, it could delay the process by another 1-3 weeks.
Make sure the agents are updating you on progress every 1-2 weeks and don't start to panic if it does take 30-60 days. The good news is that if it was approved once (and there haven't been any significant changes to the property, the market value, or the seller's finances) chances are good that it will be approved again.

If you do not know the value of your property then you should speak to a professional, be it an appraiser and or commercial specialist in your area. Anthony, please explain what you mean by "Rent to Own". Many people have a misconception about that program. They often think that all the rent goes towards the purchase of the house. However, that is not correct. The part of the rent that is over the market value is what goes towards the purchase. i.e., house normally rents for $1000 per month, tenant pays $1200 per month, $200 per month goes towards the purchase price.
If a landlord applies all the rent tot he purchase, they then have to pay double taxes. They have to pay on the rent they "should have" recieved (calculated by the IRS), and then taxes on the sale price. (This is a simplified explanation, it is much more complicated, but you get the idea)
In addition, having all the rent go towards the purchase means there is no rent, it is just payments on the purchase price, so the tenant is really getting free living space.
These are just some of the misconceptions about "renting to own". If you are interested in legitimate "rent to own" property, then contact your Property Management company, or any of the Professional Property Managers locally and they will have some of their inventory that will qualify for such a program.

I say take the offer and run!!!!! But I cant understand why the buyer would want to pay More for the home than it is worth.. :) Upgrades, etc.. don't mean much in this market.. A year will come sooner than u know and if you try to sell your home a year from now and not be successful, you may end up paying more for the home than u would right now in rentals plus u would have more to worry leaving a vacant home behind while u are being transferred...... more
