Simply ask your loan officer to outline PMI for your type of loan.... more

With less-than-perfect credit you can often obtain a mortgage. However, mortgage products do not even get exciting until your score is 749 or better. Having less-than-perfect credit you will pay a higher interest rate on the mortgage, higher insurance costs, higher interest rates when financing cars, higher utility rates. FHA mortgage products are available to home buyers with a low credit score of 620. Keep in mind this is not a good credit score.
Why not set yourself up for success long term? Begin with the basics, clean up your credit rating through credit repair and credit education process, once you have a better credit rating you can then select a mortgage product that is appropriate for you, then begin looking for a home for your family.

Credit score 615 and a bankruptcy.
It would be hard to image a major lender who would grant a mortgage. HOWEVER, there are always exceptions. Those exceptions include the pile of cash you have accumulated since eliminating all of your debt.
In addition to 'the pile of cash' you need to have a strong flow of income.
You would be characterized as a cash rich, credit poor home buyer.
Yes, you will be able to get a home loan to purchase a house. Don't expect to get a below 4% interest rate.
You can expect 8% or higher. You can expect to make a down payment in excess of 25% of the purchase price. If you don't have that pile of cash, a strong income, and you are not working with an experienced professional to introduce you to these resources, you are unlikely to purchase a home.
It may be worthwhile to have a discussion with a professional to determine what are the next sequence of steps to take that would be most beneficial to you.... more
I found this on the VA govt site.
"Form NPMA-33, Wood Destroying Insect Inspection Report, or a state
mandated form, will be required and must be valid for 90 days from the date of
Also on the back of the NPMA-33 form it says "This report shall be considered invalid for purposes of securing a mortgage and /or settement of property transfer if not used within (90) days from the date of inspection.
You should check with your lender to see if the underwriter has any other requirements.
Hope this helps,
