Well - in vacant homes, at least in my area, it is suggested that the home be "winterized" - a plumber will drain the lines and turn off the water, so there is no chance of a frozen pipe anywhere!... more
I am puzzled why you are posted this question. You have a Realtor that knows your situation, knows the local market, and knows the subject property. They are in a much better position to offer advice than any of us.
The one piece of advice I will give you is to sit down and anticipate what your lives might be like in a few years and try to visualize how this home meets your family's needs. For example, as your children grow, is the yard large enough? Where can they learn to ride a bike?
Or as you get older, you may love the view but how do you like climbing 29 steps to the main floor?
Also, you could ask about the city's future development plans... A LOCAL Realtor can best advise you.... more
Mold generally means unwanted moisture. This can happen almost anywhere and can be difficult to detect. Water can enter and travel long distances without even appearing. The most common sources for moisture/mold issues result from moisture intrusion associated with roofing, basements, and crawl spaces.
Using a good water damage restoration company may cost a little money but it should help with your issue.
I am in Topeka, so can't help you in Derby; however.....I would think some trusted & experienced real estate professionals would be able to possibly recommend someone with a great reputation in the community. That's kind of a tough one. Could you do some advertising down the street with directions, maybe have a special sign made that says the street maybe closed but I am still for sale, or great house with future garden? Is there an alley? Maybe a sign in the back yard? Hope that helps!

Do you mean landscaping or creating better curb appeal? It's not really the best time of year to do a lot of landscaping. I would cut back the dried, dead plants/flowers from summer. A fresh layer of mulch around plants/trees always helps with curb appeal. Right now is a great time for mums. Either planted in flower beds, or in pots on the front porch. This time of year I love decorating with pumpkins and gourds to add color / visual interest.

The same way you'd market any other home. Price it right--in line with the comps. Make sure it looks good--clean, declutter, perhaps stage it. And market it actively--both online and off.

Your Real Estate Agent should have it in the MLS (Multiple Listing Service), Trulia pulls from the MLS database to populate a majority of their information.
If your Agent is not a member of a MLS then he/she can update Trulia manually to see that your home is listed.
