In fact, you are the type of consumer who should rent, and work on their credit score. Once your credit score improves, then you should try this again.

I live in and concentrate my real estate business in Weehawken and am aware of more than one professional dog walkers in town. Depending on what if is you are hoping to find in the way of housing , Weehawken may be a very desirable choice . Union city borders Weehawken and so is also serviced by pet sitters / walkers from here in Weehawken . Weehawken had great waterfront parks to run your dog as well.

Oh, brother, if 281 Forrest is the area that are looking for, all I gotta say is either you really are someone who feels comfortable in the hood, or you are the next guru who knows how to pick under-developed areas that are going to blossom.
Safety is a personal thing. I feel safe in most neighborhoods in the US, but a lot of people I know would not feel safe in some of the neighborhoods that I find safe.
Safety is often confused with the feeling of being comfortable. E.g., Ocean Avenue at Danforth, Jersey City, about 1 mile South from your pin-pointed location. I feel completely safe. 97% person of the middle-upper class folks would have no desire to go into. That is what I would call a hood, with a lot of "projects". As a matter of fact, entire Ocean avenue is a hood. Heck, that description could apply to all of Greenville.
John F. Kennedy Blvd, Martin Luther King Blvd. These are typically street names that you want to avoid. Whether these are located in Jersey City or Indianapolis or Alabama, these are probably NOT streets you want to live near.
Now, like I said, safety is a personal choice. Will you be shot? Probably not. In fact, chances are very very low that you might get shot. But certainly, you might be subject of a few uncomfortable situations, ranging anywhere from people on the street soliciting you for ANYTHING, and I mean anything, to maybe finding your car window shattered.

All listings are assumed as "as is". This is why when you sign your contract you normally want an inspection clause, but this will only let you have recourse with major defects. Yes if there is a known issue there should be a disclosures list but you don't see them all the time. Also this is why there are home warranties. The problem is in the current market in the Jersey City Downtown and Hoboken area people are waiving these clauses to get the property. One thing that you really want to know about is flooding and there are a bunch of properties that are newly refurbished that flooded during Sandy. Just something to think about.

Since you have 2 children that are attending public school make sure you do your research on the school districts. Trulia has great tools for this and you should really do your due diligence.
As far as what you are describing I would check out Rutherford. You can find a rental for that price and there are plenty of shops and restaurants in town. There is also a train station and bus stop in the center of town that provide an easy commute to NYC.

FHA rules allow a lender to consider approving an FHA loan application from a borrower who is still paying on a Chapter 13 Bankruptcy–but only if those payments have been made and verified for a period of at least one year.
The borrower isn’t automatically able to apply for a new FHA loan if they meet this requirement--the court trustee’s written approval is a condition of the policy. Additionally, the borrower must write a detailed explanation of the bankruptcy and submit it with the loan application. The borrower must have good credit, a satisfactory employment history and other financial qualifications.
