This is a great question. The Ithaca/Tompkins County area arguably has the highest concentration of straw bale construction in the state... perhaps even in the northeast. Getting a straw bale home built is rarely a question of municipal restrictions. In fact, of the dozen or so straw bale homes I've been a part of designing or building here, none have been declined by the local town or code enforcement personnel. You will need architect or engineer stamped drawings and possibly more back up data depending on the municipality and plans. There are currently straw bale homes in Danby, Ithaca (Town), Dryden (Town), Ulysses, Lansing, Caroline as well as in Schuyler County.
As an owner-builder, you can still apply for the building permit and do the work, but it will have to meet code and be inspected. If you contract some of it, these contractors will have to be adequately insured. However, as an owner-builder, you may run into issues with financing, if you plan to use a construction loan since most loans have short windows for completion of construction and many prohibit owner-builder construction.

Some states have different rules on disclosure and they can say they are making no representation at all on condition. Basically they are saying, "Figure it out for yourself". Sometimes disclosure is not required from a bank or lender who obtained the house, they don't know so they don't have to disclose anything. It depends on your state laws.
An estate sale is done when the person passes away and leaves the property to his estate and there is usually an executor or executrix that is appointed by the estate or family to sell the property for the estate. No, many don't agree that '08 will be worse.. in fact many feel that '08 will improve, some are just stubborn, and some just don't have the option of coming to the closing table with money in hand. Some can't do it. It has nothing to do with Ithaca, it's happening all across the country.
But not everyone is desperate, and not everyone MUST sell, and ANY price. Some are just on the market, hoping against hope, that the market will improve, or that someone will walk into their open house, fall in love, and will just HAVE TO own their home.... more
We have just gone through a very strong market with low supply and high demand. That took out most of our spring and summer inventory. At this point most sellers are waiting until the spring market when the cycle starts over again. Combine that with a market that is leaning heavily towards sellers and that equates to a low supply.... more

For example, some people choose to open enroll into an elementary school despite their house being in another elementary school zone, but spaces are limited and it's not a guarantee, it depends on the amount of enrollment each year. It would not matter if you are in a 55 community or a condo or a trailer. You own your property and if you can't afford it and stop making payments then liens and or foreclosures can occur. If there are HOA fees or mortgage payments or taxes and they don't get paid then those due money will force liens or foreclosure.... more

This is an often misunderstood concept....
There should be no connection between the assessed value of a property and the asking price. The assessed value is a taxation department created number that is used to generate the annual tax rate.
Now, if you were talking about the appraised value there would/should be a very close relationship between that number and the sale price.
Keep in mind that taxes will vary based on exact location, property size, schools, local amenities, etc. If looking to buy, consider working with an agent of your own, he/she can provide necessary information, suitable listings, schedule showings, etc. In addition, when it comes to taxes, it's always a good idea to reverify information with the local tax assessor's office.... more
