Seriously Angelo, I don't know where you're finding these realtors that don't even look at your interior and tell you how much your house is going to sell for. Realtors definitely bring a list of all the sold homes with them, but then they should educate you about what the market is like, and then YOU should figure out where to list your house using that data. We all have the same data. By "all" I mean every realtor, and BUYER, so it would behoove you to study it before you put a price on your home. If you're not currently working with a real estate agent, I would like to speak to you about your purchase. I am a certified buyer representative. If you're not familiar with that term it means that if you work with me, I will be working FOR you rather than merely WITH you. Many agents currently practicing in Long Island work in the capacity as a seller's or broker's agent. They have many legal restrictions in assisting you to find the best possible property at the best possible price. My office is in Ronkonkoma and I would be pleased to sit with you and explain buyer brokerage to you. Since every buyer already is paying a commission, why not be paying someone to work for you instead of for the seller?
With respect to the Hamlet in St. James, I have not found any new (or old) listings or even that development. Is this a new development?
