In general, if you fix them (or have them done) you can choose who you want to use and use the right people for the right job. An inspection will required licensed professionals to do any work, some that a friend or family member may be able to do for you before it's inspected.
Any items that may deter a buyer from pursuing the home more seriously should be done up front. Anything hidden or not readily visible can be left until later when the inspector finds it. I always like to leave a few things for the inspector to find, I plan to fix anyway. As long as they aren't going to keep a buyer from writing an offer.... more
