Many homes have low tax payments because re-assessments haven't caught up with changes in the home's value. When a home is purchased, the home is automatically re-assessed and the tax payment will be re-set based upon the purchase price. It's totally up to the realtor if he wants to give you a closing gift. There are limits as to how much an agent can deduct from taxes for closing gifts. I think it's $40 or even less, but it's certainly a lot let less than what a refrigerator or washer/dryer costs. If you wanted to negotiate a reward, I think you should have negotiated it before he wrote up the offer since you knew that he had not found the property for you.... more

I would recommend following:
a) Knock at door during day light hours determine if occupied
b) Contact city in morning who will dispatch proper city department review the situation
c) You can tax roll property determine who owns it AND google search residential phone number
