Yes, In fact I recently rented a home to someone that was self employed and their partner had no income. As long as you have good credit and can verify income by showing 1099 or tax returns it should not be problem.
That said, it will be easier to work with private landlords than some corporate apartment company as they will usually be more flexible.... more
I would put yourself in the shoes of a prospective tenant and shop around. Check prices, interior sq. ft., age & location. I would look at all the 3 bedrooms with 2 bathrooms that are for rent, do your best to be an expert of these homes that are for rent. My office in Hemet supplies a free rental list in the area, most list would be available in any area from local Realtors. Local papers, craigslist & online sites would be another avenue for listings. Yes we have mobile homes for rent. You can find them on Trulia by simply opening the web site, find "RENT" in the top green tool bar and ask for "Single Family Home". You can then put in your price range and see what you find. Hope this helps.... more

The law is very clear in stating that the maximum deposit allowed for an unfurnished residential rental is 2x the rent. This DOES include any type of deposit regardless of what it is called. Some people will try to get around the max by saying it is a pet deposit, key deposit, or some other type of deposit. Simple fact is the law does not care what it is called. if you have the chance of having it returned to you, it is a deposit and the maximum can not exceed 2 x the rent.(3xrent for furnished). You should also make sure that the deposit is held in a desperate trust account as required by law. Keep in mind that in most cases it is also against the law for a landlord to ask for pre-payment of the last month's rent.... more
