Well, because "safe" is such a relative term and one person might think the area is safe whereas another person may not, it's best for you to draw your own conclusions by using real crime data and other factors. One website you can go to is www.spotcrime.info and at the top right hand side of the screen type in the property address to see what types of crimes have happened in the vicinity.
You could also talk to some of the neighbors if you catch them out and get their opinions, or drive around at different times of day and different days of the week to get a feel for the neighborhood overall.

I have seen georgeous pictures turn into a dump when I visited the property.
Surely, you wouldn't rely on the pictures when making an offer.
It makes you wonder how they came up with a LISTING price that is almost 2x the comps.... more

Tax real estate assessments and market price of a home for sale do not necessarily go hand in hand. In many areas there isn't any correlation between the two. If the market in your area supports a 300K sales price and your agent has run all of the comps for similiar homes then the assessed value doesn't matter. Tax assessments due change both up and down based on sales in the area. Check with your local city to determine when they do their re-evaluation to know when you can expect to see the change.... more
Appraisers can often take into consideration the circumstances regarding a lower sale. There have actually been several sales (one pending) on homes that may be considered a comparible to i.e. Sussex at Hampton, but not exactly in your neighborhood. If there are no sales, an appraiser can go out of the neighborhood and adjust accordingely. There are many homes listed, but what's important is the closing price since that's what is in your pocket.
