That's a very complex question that depends on several factors. The largest being Katrina..... We all remember the storm after effects with prices sky rocketing. Then when the bottom fell out of the economy many people were left in homes that they paid a high price for and then it was valued as much less. So, if you purchased on the Katrina high then your home is likely still not back at what you paid for it.
Then there are the foreclosures, short sales, REO's, HUD's and such that affect the pricing of areas. If your subdivision has lots of these then your home value may be affected.
The good news is in our area - The 1-12 corridor - prices seem to be on the rise. It's slow, but it does seem to be moving up!

Unless your listing agreement states otherwise, the seller is not charged any fees or commission unless and until a sales contract closes. This is the risk realtors run when taking listings that are in distress.... more

I purchased my home using a 203K loan. My house needed a LOT of work. The process was a bit more detailed and took longer but it was worth it. The FHA inspector put a layer of professionalism between myself and the contractor that made me feel very secure. I had th fire my first contractor and find another one and still, overall, my experience was very good. I recommend 203K loans to my clients all the time. I think it is a terrific loan product to help buyers to get into a home with an FHA backed loan so they still only need a low down payment, if the home needs some repairs. It's perfect for short sales and foreclosure homes.... more
You need to realize that when an agent works a FSBO, he/she winds up doing twice the work because the seller(s) ususally does not know all of the in's and out's of the process. I'd check first to see if the seller will pay the commission or at leat split it.... more
