Appraisals are always somewhat subjective. The value of a home is what somebody is actually willing to pay for it. Besides that the appraiser needs to show comparable homes that sold for similar amounts. If not the appraisal may have come in lower than your purchase price which does happen at times. Appraisals usually come in close to the purchase price which is where they should as that is what the home is selling for in the marketplace.
You paid for the appraisal for the lender to be OK with what you are paying for the home in reality. The lender wants to know the price being paid for the property is fair and market value and the appraisal shows this.

If the house is sold at court house steps you need CASH. Taking over payments is risky because you do not know if the previous owner made their payments on time. If you can't get a FHA loan or pay cash then WAIT. However it is your money.
I would ask the Realtor what they do to market their listings. I would also have them show examples (i.e flyers, email blast and how they market using social media). Do they take photos themselves or hire a professional photographer? I have seen listings from other agents that just take a listing to have a listing and there are no photos and no marketing of any sorts. There are agents that do some great marketing for their listings to get it under contract quickly.
It takes teamwork from both the seller and listing agent to get a home sold quickly. Has the seller decluttered and depersonalized the home. If you do list your home, are you going to take the advice of the agent of what he/she feels is the fair market value of your home? Having a house that is overpriced will not get buyers in the door regardless of how much marketing the agent does for that listing. Is the seller going to be flexible when showing the home. It sometimes can put a bad taste in a buyers mouth when their agent schedules to show the property and the seller(s) decline.
