Mill Run Place is located on the east side of Wayne County just across highway 70 from Walnut Creek. I live out in this area and have always felt very safe. The area is mostly neighborhoods with very little retail or commercial in the immediate vicinity. Easy access to points east, west, north, and south.
Woodview Drive is in the NW part of the county and again in a residential area with. Not much retail or commercial. There are more rentals in this area than the Mill Run area.

There is actually a couple close grocery stores to George Street. If you take Grantham Street towards Raleigh, there is a Food Lion on the left. If you turn on Royall Ave and take Wayne Memorial Dr you'll have a Carlie C's (IGA) on your left. If you continue down Royall and turn left on Spence, Walmart is on your right.... more

I'm sure there is someone in your area that can do that. There are lenders like myself that are able to give out loans with credit scores as low as 580. It's all just the matter of finding the right lender. I recommend shopping around and finding a lender like myself that would be more than wiling to speak with you. Well I hope this helps! If you have any further questions or if you need a loan, feel free to contact me. Also, if you found this helpful please leave me a recommendation if you can! Good Luck! You might find that larger banks will sell properties at greater discounts compared to smaller banks. Generally speaking, I've seen banks accepting bids within 90% of their asking price. If you offer below 80% you need to justify your offer to have the best chance of acceptance. You're best bet is to make an offer that works specifically for you and your goals.... more
No. An option fee is a non-refundable deposit paid to the Seller to have them take the home off the market and lease it to a tenant who is given an option to buy the home. A Diligence fee is the fee paid by the Buyer to the Seller (also no refundable) to purchase a 3-4 week window in which to do all their inspections, secure financing, examine title and either move forward or walk away. Typical diligence fees are between $100 - $500. Option fees would typically be between $1000 - $5000 or more depending on the price of the property.
I will tell you you should not consider rent to own. In over 25 years I can count the number of rent to owns where you (the tenant / buyer) actually bought the home on one finger. Rent to own properties are designed by very savvy sellers to take advantage of less savvy buyers. The odds of your actually ever owning a property you "buy" this way are slim to none. You'll be renting it for above market pricing under terms designed to benefit the seller heavily and you not at all. I would strongly recommend you speak to an attorney and have them review any paperwork you're asked to sign before you sign it.... more
