RSB zoning allows for people in the outdoor amusement industry (ie: carnival, circus, etc) to store and work on their equipment, on their residential property. Hillsborough County had a well established showbusiness population when Florida created zoning laws. These land owners did not use their property commercially, but did need to maintain their commercial equipment while they were at home. The county recognized this unique situation and crafted a special zoning to accommodate these landowners. It allows for carnival rides, concession trailers, large trucks, RVs, performance riggings, exotic animals, etc. It exists countywide, but is concentrated in Gibsonton.

There are lenders like myself that are able to give out loans to individuals who do not have much credit history. In the event a borrower does not have sufficient credit on their credit report we will allow substitute forms. Some of these substitute forms are known as non-traditional credit which is judged by rental housing payments, utility company references (gas, electricity, water, cable, etc.), school tuition, automobile leases, insurance premiums, retail store credit cards, and a documented 12 month history of savings from a bank. These are all ways in which a lender will review your credit without actually having credit, but not all lenders will accept this.It is also important to keep in mind that lenders look at other factors as well including income, expenses, assets, liabilities, debt, employment, as well as down payment and credit score. So all of these have to be strong as well for you to be able to get a loan. Also, I have been able to give out loans with scores as low as 580, so if you are above that you will have a better chance. Just be sure to investigate any owner before handing money over to rent. We have some owners who are in financial distress and may decide to do a short sale and you may have to allow showings. Also if the air conditioner breaks and you're dealing with a financially unstable owner you may have to pay for an expensive repair.
You should be okay as long as the owner bought in the last year or two or they have equity in the property.
There is very little financial incentive for an agent to assist with a rental property, sometimes as little as $100 is paid so if you need help with your search then you may need to compensate a Realtor out of your own pocket.

Majority of home built from 2004-2006 are now short sales, as their value was cut in half with the recession. Major boom in housebuilding and pricing during that period. Many of the homes on the market are short sales, and are in less than desirable condition. When compared to new home sales in the same region, often times the shortsale is half the price. The neighborhoods where the short sales are located are decent, however there are still *Squatters (ie people who do not make any payments) therefore the communities are a bit held back. Overall most every home in Gibsonton meets or exceeds the Florida Building Code of 2001, therefore as an investment opportunity, I think 33534 is a HOME RUN!... more
You shouldnâ€™t. Why bet against yourself? Credit scores are odds, they are probability figures that result from running your credit activity through a scoring matrix. A low credit score indicates you will not pay back a mortgage in a timely manner. Trying to take a short cut is just betting against yourself.

In Hillsborough County, Florida, normally when a Lis Pendens is filed against a property it is the preliminary filing for a foreclosure. It may be for the Home Equity Line of Credit so the dollar amount may be significantly less than the house may sell for. Prices go up when demand is greater than supply. There are just too many houses and townhouses on the market for prices to increase. Why have the long commute on I-75 to a job when there are great deals in South Tampa and North Tampa & New Tampa?
The other thing that will keep prices down is all the buildable land the builders have available for new homes.
Re-sellers have trouble competing with builder financing and closing costs offers.
