It is always going to come down to your own personal preference.
Townhomes will have less maintenance for you, roofing is usually covered by the HOA, exterior termite issues covered by HOA, no landscape to take care of, exterior painting maintained by HOA. Also many HOAs have pet restrictions, if you have a dog over 50lbs or 3 of them, they may not be allowed.
Single Family: You take care of everything located within your property lines, interior & exterior work (roof, termite, paint, landscape care etc) it's all yours to take care of. No pet restrictions, depending on lot size ability to put in your own pool or spa as well. Depending on lot size, you may be able to add more square footage in the future.
Going East of Beach Blvd, you would probably have a better chance of finding a good Single Family home in your price range which appears to me that you'd like to stay Under $700K, don't worry, you'll still be real close to the beach, I know that's where you'd like to live.
