I know this is an old post, but I'm up for a little report running. The Grand Valley is so varied in prices and quality, there's not a lot of point to the average of the whole valley. But you asked so you shall receive.
All single family homes sold in the valley in the last 2 months. The average is $113.17, the high $242.42 and the low $18.36. That's the average of the 478 GJARA MLS single family homes ie. no condo's, townhomes, mobiles, ect, sold between 6/13/2013 and 8/13/2013 from Palisade to Mack and everything on the valley floor in between.
You really need to look at individual neighborhoods to get a real idea of an average per sqft number, but even that doesn't really work in every neighborhood. It's easy when it's a newer, cookie cutter subdivision, all built by the same builder, at the same time, with similar materials.... more

I would need more information to be accurate. It depends on stuff like did you ad on or convert a garage? What is the new square footage being used for, bedroom, family room? With this information I can give you a better value.
