Well sometimes it rings true....."you get what you pay for". Just be very careful when selecting a home builder. Check out several builders in that price point. Research them with the BBB. Then make an educated decision. Your home is a very huge investment and decision. Take your time and due diligence to make the decision that is best for you and your family! It might pay off if you were doing the first level entry, dining, family room, etc. but I don't believe I would just redo the carpet in the stairs, gameroom and bedrooms. I would take that $18,000 and lower your price. The reason a home doesn't sell is usually either price, location and condition. If the location and condition are fine, it could be the price for this market has to be lower. I have found that "staging" a home can make all the difference also. Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for. You'll find in the interview that your questions about credit score/history being sufficient to qualify will be answered. You'll also learn if you have sufficient cash for down payment and closing costs. Lastly, your Mortgage Banker will discuss the maximum loan you'd qualify for under various loan programs.

We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500's. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here's some simple advice for you.
It is unlikely you could be approved for mortgage financing with that credit score at this time.
Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.
First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.
Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.
I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website. http://consumer-action.org/

Bottom line is that the listing agent is required to present all offers to the seller, even if there is a current contract on the home and regardless of whether the current offer is contingent....UNLESS the seller has requested the listing agent not present any further offers.
While in most cases offers must be presented, in this case, the listing agent is NOT required to pay the buyer's agent commission because the listing agent was the procuring cause of the sale based on your post. As long as you and your agent recongnize that YOU will be required to pay your agent, there is no reason not to continue communications between the parties.
If you feel the listing agent is either not presenting your offer or is not presenting it fairly, you can always contat the seller directly and explain your concerns.... more

It all depends on how soon you plan to build after purchasing the land. There are loans where you can combine these. Speak to some lenders to find one with experience as the terms can vary greatly.

It really depends on the size home you want and which model/features. Do you know which one you're interested in? Highland has an excellent reputation in that community. It's one of the communities I'm taking my clients to look at this weekend. Legend is also a good builder. $320's or thereabouts is where it's starting but really depends on the size, features, lot selection and model.

The 203k loan, there is no such thing as an FHA approved contractor because HUD/FHA does not approve, endorse, educate or certify construction contractors for the 203k loan. Instead, the borrower is allowed to hire any contractor they want for the 203k loan but it is the responsibility of the lender making the loan to "approve" the contractor.... more
