Johanna, This scenario will change not only from property to property, but from loan to loan. When purchasing a home there can be several financing options that should be considered. For example, an FHA loan will require 3.5% as a down payment, opposed to a conventional loan that would require a minimum of 5% down. There are 100% financing options that exist in this market that many agents are not familiar with and I would be more than happy to share the information with you. In the event you would like to discuss this in further detail, and explore what options may be best for you, please feel free to contact me at any time.

You would be asking the Seller to accept a 31% decrease!
Nothing stopping you from trying.
From the Comp's, it looks like its worth about $71,900, but you don't know that to be true.
You should first have a Realtor do a CMA so that you know where you stand.... more
Not sure how that works where you are, but for my listings, the info pulls directly from the tax record, which is generally pretty much right on and based on the year that the certificate of occupancy was originally issued.... So I would have a hard time "fudging" this information.... more
Are you shopping for a Home? It may seem backwards to shop for a mortgage before you shop for the house, but there are several reasons for doing this. Shopping for a mortgage will also help if you can get “pre-approved” for the amount you’d like to borrow. This means the lender has looked over your credit and financial statement and agreed to lend you the money. Sellers like pre-approved buyers because there’s less risk the deal won’t go through. First, you’ll find out how much you can borrow, which has a lot to do with how much house you can buy.
Whether you’re, buying, building or Re-Financing your dream home, you have a lot riding on your decision. Market conditions and mortgage programs change frequently, and I welcome the opportunity to serve your needs with quick and accurate real estate financing advice. I have the expertise and knowledge to help you determine the absolute best loan program to meet your objectives. Get my Top 25 Questions for FREE that you should be asking your lender before you choose them to secure a mortgage along with a FREE copy of The 8 Deadly mistakes to avoid when buying a Home. If you are already working with a lender, don’t be shy to give me call so I can price the same mortgage for you with less cost. What do you have to loose but your money?

1229 Allengrove went under sale contract on 1-14-13. However, 1301 Orthodox St, also a single home, is for sale now at only 114,900 in case it might also be of interest?

OK. I beg to differ with you.... This is the 1st winter in 5 years that we are Boo Coo Busy.
With the interest rates this low ( and if the Buyer qualifies ) the buyers are realizing that this is the bottom.
Also the Investor realizes this too with the 3rd quarter showing a constant improvement with resales in the Philadelphia Bucks County Area.
BUT... we're not too busy to get out those holiday cards :-)

I just looked this property up in the MLS directory and it appears that it is temporarily off the market. If you would like more information about this, please email me your email address and I will try to find out when it's coming back on the market.
