To properly answer your question, you will have to provide me with a little more info. The answer will largely depend on your price range for buying and renting and the type of property you are looking for. For example, single family homes in this zip code meeting your criteria are rare under $500k. This has more to do with the history of this particular area, the exclusivity, and the age of construction (most from the 1920s through 1970s). E.g., there are currently 85+ SFHs for sale in this zip code, but only 60+ have a 2-car garage or larger and only 6 of these are priced under $1 million. There are townhomes fee simple and condos that will meet your criteria as well. The least expensive are often of a tri-level design, which will start between $250 and $400k. They were mainly built between 2002 and 2008. As far as rentals go, you are most likely looking at a minimum monthly amount of $2k+ for a townhouse with 3+ bedrooms, 2+ bathrooms, and a minimum 2-car garage. I hope you find this helpful. Many stipulations in the original lease are not being followed through (lawn service, utilities, etc.) Also, they are asking that I make the payments (check/money order) out to the church organization. That townhouse ( 4918 White Mangrove) is presently under contract "Pending Sale" in the MLS. It is a Short-Sale and the asking price is $175,000 (we don't know the sold price, yet. We will know that when it is finally settled). The monthly HOA is $158.00 per month.
Whenever you find these listings posted on Trulia, Zillow and other like internet venues (except for Realtor.com) and the listings sound too good to be true, that's because it is usually too good to be true. The catch to what you found about this townhouse is "FOR SALE/AUCTION...FROM $50K..."
If you cannot see an actual MLS# with the listing, it is only a come on listing to lure you to call that auction entity. For accurate listings, always search ONLY on www.realtor.com.... more

Good morning, The closest hospitals in the area would be Broward General, which is south of this home on SE 17th Street and Andrew's avenue and the other which is north of this home is Holy Cross Hospital, which is on Commercial Blvd and US1. Thank you for your inquiry. First step, if already haven't done so, I recommend obtaining pre approval letter for financing or proof of funds for cash purchase. The reason this step is vital is b/c your offer will be submitted with documentation showing your ability to purchase property. Next step is to contact a real estate agent who can assist you with the process. The misconception is buyers bear the cost of having a real estate agent assist them. However, this is far from the truth. Unless a real estate agent works soecifically for you as a single agent our commission is written into the listen agreement and paid by the seller. As a licensed professional a real estate agent can assist with making sure the transaction goes smooth and both parties adhere to obliged duties specified in contract. Purchasing and/or selling a home is not an easy task but if you perform the two task above you're more likely to have a successfully closed transaction. As long as you comply with your lease' terms (you do have a Lease, right?),
a new owner/buyer MUST honor your Lease; If, however, you are on a month to month rent agreement, you have 30 days, once officially notified by your owner/landlord (as per my own experience)....
