Hi Janet - I've found that most of our rentals are listed at northerncoloradorentals.com. Our vacancy rate is between 1 and 2%, a very low inventory (a healthy rental market for the renter is between 6-7%).

Principal reductions are few and far between and most of the banks would rather take the house back then do that. BofA just came out with some info about pricipal reductions but I believe they have to be owned and serviced by BofA. I have not yet seen anything come out on how you qualify for those.... more

Parkwood Lake is a bit unclean this is why no one swims in it. Most neighborhoods these days have clean, safe pools that they enjoy instead. Many of the smaller lakes you see are not used for swimming because it is unsafe or not sanitary. I hope this helps!... more
Hi Rebecca- Are you relocating to the area? If you like swimming and aren't familiar, there are several great public swimming options in Fort Collins. There is Edora/EPIC pool & ice skating rink which is the closest to the Parkwood neighborhood. There is also the Mulberry Pool. These 2 are indoor pools and open year round. There is also the Pool at City Park which is open from Memorial Day to Labor Day and has fun slides and water features. There is also an indoor pool at the Senior Center which is also a nice facility but you have to be 18 years or older to visit there. Some people also choose to take a dip in Horsetooth Reservoir, Boyd Lake (which is a State Park in Loveland) or Lake Loveland when weather permits as they have more of a beach.

don't buy at all.fort collins was already overbuilt 8 years ago by 20 percent.despite the recession prices went up although there are few buyers.you sit atop an artificial local bubble.you'll never get that price back for your house if you sell in the next 20 years.rent instead.... more

Have you had any luck in finding any properties that fit the bill for your investment? I think this is certainly a safe investment as even after your daughter is finished with the property, you should have no problems keeping the home as a rental.

There are some great areas Old Town being one of them that has great homes, that have tons of character and charm and are easily walkable to shops. Budget will determine how close you can get to Ols Town as they depend a high price. Other nice areas around Old Town such as City Park is a great neighborhood as well. I think your best option would be to call and talk to someone. Most apartments will want you to sign a year lease but there are some that will go 6. I have clients looking to rent for awhile before they buy and I found a few in Loveland that said they would let you sign a 6 mo.
