Depends on what they were convicted of. A person who has been convicted of a felony cannot have a Real Estate License in the state of Colorado. I would check with the Department of Regulatory Agencies website (DORA) here in CO to see if your agent has a valid license.... more
Unfortunately, there is no average price per acre in Estes. Vacant land varies in price depending on views, utility availability and size of lot. Prices will range from $69,000 for .13 acre to $245,000 for 5.87 acres within Estes Park. Outlying areas are less expensive but will have fewer amenities.... more

Our market is just beginning to heat up, right on schedule before our busy summer season. According to IRES, our local MLS provider, our median prices have held steady, with total volume down in 2008 from 2007. It looks like we are on track for a good summer real estate season here in the mountains.
Some of the things that keep Estes Park stable in the face of market fluctuations is its close location to the Front Range, DIA, and a large percentage of homes that are not mortgaged.

Larimer County uses a mathmatical matrix to evaluate home assement values. This works better in a place with subdivisions with multiple homes of similar floor plans, finishes and prices. Estes Park is full of "one of a kind" homes, hence the assessed values are not a good gauge for appraisal or sale prices for properties here.

It is correct that to put a listing in the local MLS it needs to be entered by a Realtor who is a member of the MLS, in our case, IRES. At that point you are automatically posted in Realtor.com, and if the Realtor subscribes to the ListHub service, all the other websites as well, including Yahoo, AOL, GoogleBase, Trulia, Zillow, HotPads, etc.
The most recent stat from the National Association of Realtors is that nearly 90% of the homes closed began with an online search. Newspapers are down to 3%! (I would LOVE to stop all the local ads...)
