Builder’s opinion: in our area of the country USDA loans are available for new construction but the USDA requirements in our area of the county are different than what is typically constructed. For example USDA in our area requires 2 x 6 construction this is not typical as most homes in our area are framed with 2 x 4’s. USDA requires all basements to be insulated regardless of if it’s above grade or below grade. All these items add to the cost of the home but not to the value of the home in the eyes of the almighty appraisers. Hence the home may not appraise with these added items therefore the UDSA “DEAL” is pie in the sky. Your area may be different but these are reasons which make builders shy away from this product in my market.... more
The lender can close the loan and have the repairs done after closing..... They just hold some money back at closing to pay contractors based on their bids.
You cannot do the repairs yourself, but this is an option.

Why do they give you until March 1st to close?
Normally once it is complete you have a certain time frame like a week to close.
They warn you typically about the timeframe as they are getting close to completion.
If they think for some reason you won't close, like you haven't sold your other home or something like that, they might put a backup offer on the home in case you don't meet your obligation?
We're all guessing here as we don't have enough information. Ask your realtor or ask your lawyer as they can spend more time with you asking you all the needed information to give you a better answer.... more

Hello Carmen, you shouldn't have any trouble renting because of a low score. The majority of the property management companies understand that a low score is one of the main reasons a person is looking to rent instead of buying. In our office we would base our decision considering your rental history, monthly income and the ability to pay your monthly rent.
Also there are some lenders that will work to get you approve for a mortgage loan, even with a 580 credit score if you are interested.

Yes you can, as long you don’t need his income to be approved. The best thing for you to do is to get in contact with a loan officer and have her/him explain to you what would be your best options. If only your income is going to be considered, then it is very possible that the loan amount will be lower than what it would be if both incomes are taken in consideration.
