If you are referring to homes you are searching on Trulia, in the Hilliard or surrounding area; it is best to go the Franklin County auditor's website to be certain the numbers you are reviewing are correct.
Franklin County lists their properties annual ( yearly ) tax rates for any given property on the front page, bottom left after you have input the address for a property search.
While Trulia is an awesome website, their information at times is incorrect or not updated correctly for various reasons. With that said,regardless of the county, I would recommend you do a property search via the auditor's site to be certain of not only the accuracy of numbers but to determine if what you are seeing is a 6 month or 12 month number.

Ryan is a good builder, I use to sell many of them when I was in Fredericksburg, VA years ago. They are a big player and so they have good subs working for them which is who really builds the homes. You don't really need a Realtor that has a lot of experience with Ryan, but you would want one that has experience with builders and new home construction to make sure you are well covered in the contract. Hi Deb, That depends on your definition of "count". In our Columbus Realtors MLS we have a special delineation for SF that the Auditor is not "counting" for purposes of tax valuation. It is the section that is marked as ATFLS in our MLS Listings (Additional Total Finished Living Space) That additional SF can be a finished basement which can add significant SF and value to a home. In most cases, I have encountered no problems with appraisals. If what you are stating on the upgrades is true, you may not get that total value back on the upgrades. Most people do not. A lot depends on the upgrades and your market competition in your area. There is a shortage of homes in Dublin and Powell (Southern Delaware County) in the $300-400,000 range, and the price range you are giving me for your original purchase suggests that with proper marketing you could be able to get your price.

It does take longer to get the loan commitment letter but that is a function of the tighter lending market and not the turn around in the market. As for the inspection, that should not take any longer.... more
I have been allowing 14 days instead of the typical 10 days to have inspections since this is a very busy time for inspection companies. I am also allowing longer for the closing date (35-45 days), depending on the situation.... more
This is a community mostly made up of empty nesters. I actually live in the community (an empty nester!) Some people are moving for various reasons...moving to Florida or other states to retire.
Different reasons. It is a lovely community...I absolutely love living here. They are not moving
because they dont like it here...the condo association is run very well. I just spent the day at our lovely heated pool. Maintenance is well taken care of. Snow is removed the day the snow arrives. Streets and driveways are taken care of immediately. The lawn care is also very well maintained.

Fannie Mae's HomeStyle (not HomePath) program will finance the purchase + rehab of primary residences (95% LTV), 2nd homes (90%) & investment properties (75%), but it won't do ground up construction.
Barry Katz near Cleveland does rehab financing in Ohio at First Place Bank. https://www.firstplacebank.com/mortgage-products.html is their website and http://www.dlkbank.com/ is another loan officer there with a list of their products (looks like construction financing is listed) and http://www.trulia.com/profile/barrykatz/ is Barry's Trulia profile which lists he does rehab lending.... more
You could try Gorden Farms, their two bedrooms start at $969.00 it's a little over your budget, but they sometimes have move in specials from what I understand. It is more "Northwest" of Dublin, but, it is closer to your budget. It's going to be difficult to find a home in that price range in Dublin, but NOT impossible! Good Luck.
