Finding a contractor should be relatively easy. You should think about people you've know who've had remodels done lately. Ask them for references. Once you have a few names, you should talk to the contractors and decide which one you would want to work with, and have do this work for you.

Your scores should be fine for a VA mortgage ( I can do VA loans down to a 580 score) but that's only one part of qualifying for a VA mortgage.
If you're within 12 months of your ETS or Expiration Term of Service it can be pretty difficult to get approved for a VA mortgage so if your husband is within a couple of years of getting out he should look at buying now.
Unfortunately your husbands GI Bill cannot be counted as income. As far as whether or not you need a job; it depends on your total debt to income ratio.
The best thing to do is to apply for a pre-approval so you can find out where you stand.

Another idea, and possibly not what you're looking to do, is to hold the properties you have now and see what you qualify for here in Denver based on your rental income, other assets and your current professional income.
Both the California condo and the SFR are appreciating nicely. These can be used as continued investments and tax deductions for the years to come.
That might just be a first step because maybe you will love the homes you will qualify for here in Denver while still holding the other houses.

Are you asking if you can get paid for doing a broker's job? No. As Jason eloquently explains, commissions can only be paid to licensed agents. I'm often asked if my seller will lower the price for a buyer who is not represented by an agent. Now... I'm representing the seller as a client and you as an unrepresented buyer is a customer. Who do you think is going to get the benefit of your lack of representation? My seller.

There is more here than just finding a lender for your son. There are legal complications with regards to Medicaid, should your mother need it within the next 5 years, that you need to consider with an aging parent selling her primary residence to a relative. Please seek legal advice from an attorney first and become familiar with Medicaid and Medicare laws with regards to selling assets and future nursing home care. If you are looking for a family member, I would suggest one closer to where you are living so it is easy to visit. Park Hill is a very unique neighborhood as it is seen and valued block to block. While saying that you could get a home with an average PSF of $197 could be true, though most of these answers look like the belong to a different market, it really depends on WHERE in Park Hill. We have homes along the parkways that sell for well over a million dollars and smaller homes on the north and east sides that sell in the 200-400. I just pulled a wide range criteria for Park Hill and it shows a value of $330 per square foot.

Fortunately there are very few "predatory lenders" left in business. Lenders that are reputable and yet flexible are Credit Unions and local banks. The Big Banks generally sell the loans that they originate to FNMA or FHLMC and have very tight standards.
