A local agent should be able to search for "Lease To Own Homes" however a lot of them also want some sort of down payment. I would talk to some lenders and see what programs they have for first time home buyers because you could be able to buy and not even know it. This property is still active and available in MLS for $165,000. Trulia and other syndicated sites receive a data feed from MLS, which is where us agents place listings and update their status. Occasionally, there will be an issue with a data feed and a property will still appear to be active when it's been sold, or even more commonly, the agent will be continuing to market it for backup offers after a primary offer has been accepted.
In this case however, this property is a lender owned Fannie Mae REO and is currently available at that price. It's been on the market 16 days and has just left it's "First Look" period which means it is now also open to investors or those looking to purchase a second home, whereas the first look period restricts it to offers that are owner occupied primary residences!

Since rent to own properties may not be listed as such, consider working with an agent of your own. Keep in mind that rent to own can be risky and one could stand to lose a bit of money, therefore do inform yourself well, and consider consulting with an attorney who specializes in real estate beforehand. Unfortunately, the Seller is not required to make any repairs. & I would bet they do have a back up buyer, why would the agent push you aside if there wasn't another buyer?

Each HOA is going to have its own rules and regulations. So, short of asking each HOA (or examining the HOA documents), there's no way of telling.
Depending on the community, there may be other options, too. For instance, I know of some condo complexes that don't allow service vans in the condo parking spaces. However, there's plenty of on-street parking nearby, and that's where they all park. In another case--a manufactured home community--they don't permit service vans in the driveway. But they have a separate parking lot--not just for RVs but for any "unusual" situation (ranging from service vans to boats)--for them. The lot has netting on the side to obscure the vehicles in there.
That doesn't solve your problem, but it may offer some additional options.

You do need to take classes but I believe the amount of credits you need will be less than the regular 90 hr credit requirement. I would contact the AZ Dept of RE at 602-771-7700 to confirm exactly what you need.... more
